Southwest Florida offers a variety of things to do all year round, such as Walt Disney World, Universal Studios, Edison and Ford winter estates, Busch Gardens, Babcock Ranch Preserve, Fishermen’s Village and a wide array of beaches/ Parks. For the sports enthusiast, there are 7 Major League baseball teams within minutes away, and the city of Tampa offers professional football and hockey.

YES, all our community standards have been put in place for all of the residents. We have listened to the residents over the years and some buy in the development because of our rules and regulations.
Q. Are there medical facilities close by The Preserve?
There are 2 hospitals in Port Charlotte, Bayfront Health and Fawcett Memorial which are within 10 miles. H Lee Moffitt Cancer Center is close by in Tampa. The area offers access to a number of VA Medical Centers.

Our area serves almost every faith, and some worship services are as close as 2 miles.
Q. How far is the nearest airport?
The Preserve is located within an hour of Sarasota International and Ft Myers International airports. Punta Gorda is about 10 miles away and Tampa International airport is approximately 90 miles away.
Q. What kind of shopping is in Port Charlotte/Punta Gorda area?
Within a 10mile radius there are countless shopping centers, malls and boutiques ranging from casual to upscale. Some are indoor, some are outdoor; this allows you to enjoy the beautiful weather of southwest Florida. Check out the indoor Port Charlotte Town Center mall and the new Port Charlotte Marketplace. There are also a wide variety of restaurants to satisfy your every need ranging from fine dining to your customary drive-thru establishments.

There are a variety of choices for the golfer. KINGSWAY Country Club, a Ron Garl designed Par 72 Champion Golf Course is just across the street from The Preserve. There are 20 golf Courses within 25 miles of The Preserve.
Q. What about nearby fishing?
The southwest coast of Florida has some of the best freshwater fishing in Florida. We will also have lakes within The Preserve that will be stocked by Florida Fish and Game. For deep-sea fishing the Gulf of Mexico is only minutes away.
Q. What does the lease fee include?
The monthly lease fee covers the lot on which your home is placed, and the use of all of the amenities, with professional property management on site to ensure the community standards are kept throughout our beautiful development. It also includes upkeep and maintenance of all common areas. All of that and more are included in your lease fee.
Q. Can my rights as a land lessee be protected?
Yes, under Chapter 723 of the Florida Statutes, you are furnished a prospectus which has been approved by the State of Florida, and which sets forth in detail your lease rights, services furnished by the manufactured home community management, any lease adjustment formula, plus other matters which result in a greater controlled community for homeowners in land lease rental communities than those in subdivisions.
Q. Can my lease rate be increased?
Yes. But unlike communities where you have no control over arbitrary and unjustified lease or rent increases, The Preserve has a Guaranteed Lifetime Lease program. The Preserve makes periodic adjustments to your lease hold. The Preserve lease guarantees, however, that these adjustments will never exceed the greater of 5% or the government Consumer Price Index (CPI) plus any increases in real estate taxes, if that occurs. Without these justified increases it would be very difficult to maintain The Preserve’s high standards of service and maintenance in an inflationary economy.
Q. Is the home safe from high winds?
Every factory-constructed manufactured home sold in Florida must meet criteria based upon the highest wind safety standard in the nation, known as ASCE 7-88. This code far exceeds the Standard Building Code requirements for single-family, site-built homes in Florida.
